Technology, ecology and sense of community transform Italian condominiums

Increasingly advanced environments, attentive to well-being and quality of life but also sustainable and increasingly smart. The transformation of shared living spaces in 2025 is going in this direction. And to achieve these results, the role of the administrator becomes increasingly important and changes or rather, expands and adds to the bureaucratic skills those of interpreter of new needs and requirements of the community and promoter of new practices. From artificial intelligence to electric car sharing, from home automation to the creation of shared gardens and common libraries, these are some of the new transformations that involve condominiums, transforming them into true shared, technological and well-being ecosystems.

VeryFastPeople , a consulting firm that supports condominium administrators with tools and solutions to improve building management, has photographed these changes. Through an observatory involving over 2,300 professional firms and more than 100,000 buildings throughout Italy, the company has identified four macro-trends that are transforming condominiums and the new profile of administrators, who must also be facilitators of well-being and innovation.

“The ongoing transformation is not only construction, but cultural, made of innovation, relationships and services”, explains Francesco Paini, CEO of VeryFastPeople , “in this scenario, our role is to support those who manage condominiums by offering vision, multidisciplinary skills and tools to seize these opportunities and concretely improve people's lives while respecting the environment”. Going into the details of the study, the four trends identified are green and responsible, digital and home automation, community and wellness, culture and relationships. Driving the green and responsible trend are European regulations and the growing environmental awareness of Italians combined with the 70% of Italian buildings dating back to before 1976 and with 80% being in energy class D or lower. Thanks to these factors, increasingly stable people are investing in energy requalification, starting from thermal insulation to solar panels, LED lighting and separate waste collection. Added to this is the spread of columns for charging electric vehicles and the adoption of more effective and shared waste management systems.

On the digital and home automation side, the main tools of this transformation are apps for booking common spaces or paying expenses, advanced management software, home automation and artificial intelligence used to simplify life and increase security . Among these, Copernico Crm stands out, the VeryFastPeople cloud platform created to provide complete and personalized support to the administrator in managing interactions between the office, suppliers, lawyers, insurance companies and condominiums, tracking the services provided in real time, moving meetings online, digitizing communications and improving the relationship between the administrator and residents. With the integration of spaces for well-being and sociality, the condominium is transformed into a real community. This is the community and wellness trend that sees the creation of coworking areas, urban gardens and gyms.

Finally , a new sociality made of culture and relationships . From solidarity purchasing groups to digital bulletin boards, from bookcrossing to small cultural events that give the condominium a human and participatory dimension. Like “Biblio in condominio” , the project promoted by EnergyUp and VeryFastPeople to create mini-bookstores in the entrance halls to encourage the exchange of books and ideas between neighbors. In this context, however, an administrator who is only an expert in rules and bonuses is no longer enough, but must also be a mediator, innovator and promoter of sustainable practices. A professional who must know how to interpret emerging needs, manage digital tools, facilitate new lifestyles. To offer an in-depth tool to support administrators and condominiums, VeryFastPeople has launched La Portineria, a video podcast that alternates technical episodes with strategic reflections on the major themes of the present and the future. “We are no longer just talking about technical management,” concludes Paini , “but about a real direction of transformation. We at VeryFastPeople are alongside these professionals with concrete solutions to address change and create better condominiums for everyone.”
