The 2026 land market values ​​in Beşiktaş, one of the most popular districts of Istanbul, were announced by the muhtar's office on June 23, 2025. The notices were hung on hangers in the muhtar's offices. With the new market values, which will remain on hangers until July 23, the property tax of an apartment in Istanbul Ulus, which is currently 17 thousand TL per year, will reach the 100 thousand TL band.

JULY 23 DEADLINE

The site managements in Nispetiye sent an information note to the residents and informed them about the developments. The note advised the flat owners to file a lawsuit and reminded them that the site management could not file a lawsuit.

Citizens who want to individually file a lawsuit against the property tax increase must take action by July 23, 2025. Experts recommend that property owners examine the market value announcements in detail.

Hatice Ayşe Şirinler, the head of the Nispetiye Neighborhood in Ulus, Istanbul, said that there was a big problem in her neighborhood. Şirinler reminded that the tax increase occurred once every four years and that all municipalities did this.

Muhtar Şirinler said, “We were expecting an increase, but this is not an acceptable increase. Each right holder can individually file a lawsuit and object to the determined price. Right holders will be billed almost 10 thousand liras per month.”
