20 cities examined for students: The highest rent is in Istanbul

The housing markets in the 20 cities with the highest student populations in Türkiye were examined. The highest rents were in Istanbul, and the lowest in Kütahya.

With the start of the new academic year, housing is the biggest problem for students and their families. Students from out of town, in particular, are looking for rental accommodations.
According to CNBC-e, real estate valuation platform Endeksa also examined the housing markets in the 20 cities with the most students.
According to August 2025 data, the highest average rent is in Istanbul and the lowest is in Kütahya.
According to the research, average rents in three major cities are as follows:
- Istanbul: 36 percent increase to 32,932 lira
- Ankara: 28,588 lira with a 37 percent increase
- Izmir: 27,978 lira
Data from other provinces are as follows:
- In Antalya, which has seen a surge in immigration and foreign demand following the pandemic, rents have increased by 36 percent annually. The average rent in the city is 24,346 lira.
- Rents in Kocaeli increased by 27 percent to 23,485 lira.
- The annual rent increase in Samsun is 41 percent, and the average rent is 18,946 lira.
- Rents in the 'student city' Eskişehir have increased by 14 percent to an average of 17,420 lira.
- Rents in Van increased by 37 percent, with the average price being 16,905 lira.
According to the data, the cities where students can find the lowest rents are Kütahya and Kayseri. The average rent is 16,659 lira in Kayseri and 13,552 lira in Kütahya.
Diken
