Compared to Sochi real estate prices, new buildings in Crimea have significant growth potential
The Crimean resort real estate market has begun to compete with Sochi, where the price tag for real estate looks prohibitively expensive even by Moscow standards: 762 thousand rubles per square meter. For that kind of money, you can buy a decent business class or even premium in Moscow.

In other cities of Crimea the minimum price level does not exceed 5.5-6 million rubles. In Yevpatoria and Kerch - 4.1-4.5 million, in Yalta - from 5.5 million, in Feodosia - from 6.2 million rubles.
There are 17.6 thousand apartments and flats for sale on the primary market of Crimea. The largest number of offers is presented in Simferopol (410 thousand meters), Yevpatoria (166 thousand meters), Yalta (129 thousand) and Alushta (73 thousand square meters). These cities account for 87% of all sales in Crimea.
The majority of projects will be completed in 2026 and 2027 – almost 45%. The share of the finished supply accounts for 17%.
This market is well represented not only by apartments, but also by apartments that are bought both for living and for renting. By type of real estate, the largest share is apartments (72.7%), the rest of the market is represented by apartments (27.3%).
The average price per square meter of new buildings is 240.7 thousand rubles. Apartments are much cheaper - 190.4 thousand, apartments are much more expensive - 375 thousand rubles. Projects with apartments belong to the business and premium classes, are built on the first line of the Black Sea, have a good finish. In addition, almost 38% of the apartment market in Crimea has already been introduced, and in apartments, the finished supply is only 9%.
Compared to the prices of Sochi real estate, new buildings in Crimea have significant growth potential: the difference in the average price per square meter of apartments is 1.5-2.5 times.
