The lack of demand in Moscow has forced builders to turn east. Entering new regions requires a balanced approach and a cool head - especially when it comes to the Far East. In Khabarovsk Krai, where developer activity until recently remained, to put it mildly, moderate, the number of developers has noticeably increased over the past three years.

If in 2022 there were 11 developers working in the region with a volume of over 20 thousand square meters, now there are already 25, of which seven are federal companies. Competition is intensifying, and the market is maturing rapidly.
- The key challenges are climate, logistics and resources. Construction in harsh winter conditions requires a revision of deadlines and methods: monolithic works must be completed in the warm season, - said Dmitry Sofronov, Commercial Director of the DARS Group of Companies, at the Dvizhenie real estate forum. - Our land bank in Khabarovsk is about 700 thousand square meters, and in 2025, it is planned to commission 80 thousand meters of housing. In terms of labor resources, we use a combined approach - we cooperate with local contractors and strengthen the team with specialists from other regions.
Despite the high cost of construction, demand for housing in the region remains, primarily due to the Far Eastern mortgage program. Family mortgages, on the contrary, occupy a much smaller share - about 20%. Developers have begun to look at small towns. "It is especially important to accurately calculate the cost and understand whether buyers are ready to purchase housing at a price that allows them to maintain profitability," the specialist concludes.
