Business class new buildings are in high demand in Moscow

A new subclass of housing has appeared on the capital's primary market
In the new-build market of “old” Moscow, the business class is confidently leading in terms of the number of projects: 142 projects are currently being implemented in this segment. For comparison: in the mass new-build sector there are 94 projects, and premium – only 62.

As Kristina Nedrya, director of commercial management at Stone, told MK, this year a new subclass – business+ – has emerged in the business segment. This is not a marketing ploy, but a truly new level in the classification. These projects have a wide range of premium features, but retain the prices inherent in the business class. Their share of the total supply in the segment is still small – only 1.4%. However, the figure will certainly gradually grow.
Today, 1 sq. m. in the capital's new business-class buildings costs an average of 473.3 thousand rubles. In turn, in business+ projects, this figure is slightly higher - 490 thousand rubles. "There are areas within the Moscow Ring Road that have not yet received premium status, but already have the characteristics for the implementation of premium-class housing, taking into account the development of transport accessibility and recreational infrastructure in the city," the expert noted. According to her, it is in such locations that business+ projects usually appear. These are, as a rule, areas bordering the Central Administrative District, which allows citizens to buy real estate in the city center at a more affordable price per square meter - on average, the price difference can reach 50%.
A distinctive feature of the business+ subclass is the location. Such projects are implemented in areas with exclusive characteristics: proximity to the center, proximity to large parks and universities, the presence of attractions, business clusters, iconic sports and cultural and leisure facilities in the immediate vicinity. At the same time, these locations, as a rule, have not yet acquired premium status, which allows them to maintain comfortable prices for now. This is not a "rust belt" with undeveloped large-scale industrial zones for integrated development of the territory. There are few free plots in these locations, and they are suitable mainly for point development - several buildings, no more than 800 apartments. For example, in Sokolniki, from 2019 to 2024, not a single complex in the business segment was launched.
Another important component of the business+ class is extensive modern landscaping, developed by leading design bureaus and including many functional elements. This includes landscape design, playgrounds with safe surfaces, workout zones with modern exercise machines, and all-season landscaping.
"The variability of product solutions makes business+ projects extremely popular," Nedrya noted. In her opinion, the target audience of such complexes is very wide - from families with children to businessmen. But invariably, these are people who take a balanced approach to choosing housing, the price-quality ratio, and also value privacy of life and their surroundings. "By choosing business+, buyers not only win in price, but also receive a liquid asset for life and investment. Often, such projects are located in promising locations, accordingly, the potential for further growth in value (even commissioning) is very high in them," the expert concluded.
