In Katowice's Giszowiec at ul. Kosmiczna, one of the most important investments of the Katowice TBS is underway. A housing estate with 111 comfortable apartments is being built here, located in seven three- and four-story buildings. The idea of ​​sustainable architecture is guiding the implementation. This will be the fourth investment of KTBS in Giszowiec.

- In each of the 7 buildings under construction here, finishing works are currently underway, including: filling the walls, sanding the plaster for painting, tiling the corridors and apartments, and installing door frames to the apartments - says Janusz Olesiński, president of Katowice TBS , who adds that the works on the construction of underground garages are also coming to an end and works related to, among others, the landscaping are progressing.

TBS focuses on pro-ecological solutions. Photovoltaics and more

The local TBS has been introducing pro-ecological solutions to its resources for some time, reducing the burden on the environment, including by installing photovoltaic cells on the roofs of buildings. It is currently at the stage of installing PV installations on another 10 buildings , for which funding was granted in 2024 from the TERMO Program (KPO).

- We are also working on design documentation that will allow us to expand five existing photovoltaic installations with energy storage. Thanks to this, more of the electricity produced will be used on site, which means greater efficiency and lower costs - informs Janusz Olesiński.

Pro-ecological solutions were also used in the construction of the new KTBS housing estate, which was built at al. Korfantego , but their scale at ul. Kosmiczna is much larger.

At Kosmiczna, they went even further. Ground-source heat pumps and rain gardens

In addition to photovoltaics, which partially covers the electricity demand of the common area, including internal and external lighting, the estate will also install ground-source heat pumps for heating and hot water preparation. The city authorities emphasize that these buildings have a chance to become the first to meet the definition of zero-emission buildings according to the EPBD Directive from 2024 (the so-called EU building directive).

At Kosmiczna , rain gardens are also being built to support the retention reservoir . The buildings will be surrounded by a lot of greenery and equipped with installations for recovering rainwater, which will be used instead of discharging it directly into the sewage system or watercourses.

Parking spaces will be organized mainly in underground garages ( 148 out of 167 ), and communication solutions are to limit vehicular traffic within the estate.

You can choose from one-room to four-room apartments.

Tenants will be able to choose from apartments ranging from one-room studios to four-room apartments . The majority of apartments are two-room apartments with an area of ​​up to 55 square meters , and the largest apartments will have 4 rooms and an area of ​​94 square meters . All of them have storage rooms or utility rooms inside the apartments, balconies, and those located on the ground floor will have terraces or gardens.

A recreational area for residents is also planned in the form of a children’s playground, an outdoor fitness area and picnic tables.

Although the estate is not yet completed, it has already received a special award at the PLGBC Green Building Awards 2023 and has obtained funding from government funds in the amount of over PLN 42 million , including under the so-called "Development Plan" - a program requiring demonstration that projects are in line with the DNSH rule - "Do No Significant Harm". The cost of the entire investment is estimated at approx. PLN 72 million .

In turn, the conceptual design of the investment was awarded first prize in the architectural competition organized by the Katowice branch of the Association of Polish Architects.

More residential premises in the offer of TBS Katowice

Katowice TBS has already completed the recruitment for the lease of 41 apartments , which were built in comprehensively revitalized historic tenement houses at ul. Mariacka 30, 32 and 34.

It has also begun preparations for the construction of another building in the Witosa housing estate - at ul. Kossutha 11. It already has a valid building permit - both for comfortable apartments, as well as service spaces and facilities that are in line with the idea of ​​sustainable construction.

In place of a skyscraper dating back to the PRL era, a multi-family residential and commercial building is to be built, with services on the ground floor (kindergarten) and on the top floor (offices), with above-ground parking spaces and an underground garage.

- The company took over the building from KZGM on April 23. Procedures are currently underway to obtain external financing for the implementation of this investment. The office building is planned to be demolished this year, and construction of a new building to begin in 2026 - informs the Katowice City Hall.
